With the customs clearance in a special channel, direct purchasing import can be regarded as the regular “online shopping overseas”. After the customs declaration, the direct purchasing imported goods enter the domestic logistics network and are not different from the general products. The bonded import means the ecommerce enterprises firstly import a large stock of cargos and then stored them in the bonded warehouse of free trade zone. When domestic consumers make orders at home, the goods will be delivered out from the bonded warehouse after the customs declaration and personal postal articles tax, and then enter domestic logistics network. The advantage of cross-border bonded import is the massive stock beforehand. Generally, the consumer can get the ordered goods within 5 days since making the order. Whereas, consumers can get the ordered goods within or even more than 1-2 weeks by the direct purchasing import.
Due to policy restrictions, there are only a few cross-border ecommerce pilot cities getting the official approval of boned import, such as Shanghai, Guangzhou, Zhengzhou, Hangzhou and Tianjin etc. Therefore, the bonded warehouse business will be gathered in these pilot cities. The bonded warehouses are quite scarce in the cross-border ecommerce pilot cities. Some enterprises have even stored the goods in the simple tenet. The storage & logistics projects enjoying the cross-border policies are too hot to get an area. Plenty of enterprises crowed into the cross-border warehouse for business operation. A large number of companies have been waiting in line for entering the cross-border storage area, even thought the rent is quite high. It is also rather difficult to rent the warehouse near the port without cross-border policies.
For the logistic real estate investors who plan to explore the bonded storage market, it is the best choice to make investment in the pilot cities. However, for the general developers, the bonded storage areas seem very attracting. The bonded warehouse is specially supervised under the Customs and the bonded logistics land is extremely rare, so the standard for the bonded warehouse market is quite high. It is not easily for the general logistics real estate developers to share the market.
